WHAT IS A LUXE FIRESUITE?

VENU’s unique Luxe FireSuites offer fractional ownership in VENU-owned Sunset Amphitheaters. Think of it like owning a condo—except the “building” is the amphitheater, and your “unit” is a FireSuite. As with condos, owners hold fractional rights through membership in the LLC.

Each FireSuite features a natural gas fire pit, extra-wide seating, and ample space for food, drinks, and even dancing. VENU dedicates 10% of seating capacity (nearly 35% of square footage) exclusively to these suites, available in 4, 6, 8, or 10-seat layouts (ADA and non-ADA options).

Ownership unlocks more than just premium seats: enjoy venue-adjacent VIP parking, a private entrance, and top-tier food and beverage service—making every event unforgettable.

CASH PURCHASE MODEL

VENU’s Cash Purchase model is ideally suited for local investors that live “in market” near a Sunset Amphitheater. Under this model, the investor is a prorata co-owner with the company and other investors in the Amphitheater project. (Unit ownership in the LLC that owns the Amphitheater).

As a unit holder, the investor receives personal access to their own FireSuite with tickets at $0 to all VENU promoted Shows as well as a VIP parking pass and annual Schedule K-1depreciation offsets. Initial downpayment of 25% is required and financing is available with interest accrual and payments delayed until the project approaches Grand Opening. You must be an Accredited Investor to purchase under this model of ownership.

This model offers fantastic participation benefits for the local music fan as well as an excellent annual return on capital combined with valuable Schedule K-1 depreciation offsets.

SALE LEASEBACK MODEL (NNN LEASE)

VENU’s sale leaseback model is ideal for investors who are seeking significant passive income streams in high growth market opportunities. (Global Live Music is anticipated to grow to $35.1 Billion this year with expansion to $51.7 Billion by 2030 according to Goldman Sachs). Under this model, the investor purchases the FireSuite and it’s associated ticket rights from VENU with a simultaneous leaseback of those rights by VENU.

This sale / leaseback results in an immediate 11% annual return (with annual escalators) to the investor as well as a guaranteed (by VENU) but optional (optional for the investor) buyback at the end of the 15-year lease term at 1.5X of the original purchase price. Purchasers under this model have the right to purchase tickets in their suite for personal use at the face ticket value for any given
performance.

This is a completely hands off passive income vehicle that pays well above market rates with a guaranteed liquidity event at year 15 and a fantastic participation option (at face ticket value).

VENU’s ticket consignment platform has access to 95% of the resale ticket marketplace where consigned tickets are simultaneously listed for sale on all the major ticketing platforms

VENU’s ticket consignment platform uses dynamic pricing to maximize total ticket return for each ticketed event

VENU manages each FireSuite enrolled in the program to collect all ticketing fees and return net proceeds (after management fees and finance costs are offset) to the FireSuite owner
